Multi-tenant cold storage is operationally distinct from single-tenant construction. Each tenant suite needs independent operational control, independent metering for utility cost allocation, segregated material flow to support tenant confidentiality, and access control matched to multi-tenant operations.
This project required all of that with four tenant suites at four different temperature programs, shared refrigeration infrastructure with per-tenant metering, segregated material flow workflow, and dock infrastructure supporting concurrent tenant operations.

Tenant Suite A — 30,000 SF · 35°F refrigerated
Refrigerated tenant suite with independent access, dock allocation, and operational control.
Tenant Suite B — 30,000 SF · 0°F frozen
Standard frozen tenant suite with 5-inch IMP envelope and under-slab heating.
Tenant Suite C — 25,000 SF · multi-temp
Multi-temperature tenant suite with internal zone subdivision supporting tenant operational flexibility.
Tenant Suite D — 25,000 SF · -20°F sub-zero
Sub-zero tenant suite with 6-inch IMP envelope, cascade-ready refrigeration, and multi-stage vestibule access.
Shared Refrigeration Plant
Shared NH₃ + glycol secondary refrigeration plant with per-tenant suite metering. PSM-compliant mechanical room sized for current operations plus 25% future expansion.

Multi-Tenant Thermal Envelope
IMP installation across four tenant suites with thickness matched to operating temperature. Continuous vapor barrier throughout. Tenant-suite-segregated envelope with sound and thermal isolation between suites.
Shared Refrigeration with Per-Tenant Metering
Industrial NH₃ refrigeration with glycol secondary loop. Per-tenant suite metering supporting utility cost allocation. Independent tenant suite temperature control.
Multi-Tenant Dock Infrastructure
42 dock-high doors allocated across tenant suites. Tenant-segregated dock workflow. Coordinated yard circulation supporting concurrent tenant operations.
Tenant Operational Infrastructure
Independent tenant access control, segregated material flow, tenant office and personnel infrastructure, and tenant-specific signage and branding accommodation.
All four tenant suites operational. Independent metering verified. Zero cross-suite issues.
